CONDOMINIUMS

There are many condominiums in San Diego. Some of the popular areas are around the Beaches, downtown San Diego, Mission Valley and the University Town Center. There are also many condos along the Beachfront and Bayside walkway of Pacific Beach.

Condominiums For Sale

Search for Condominiums available in Pacific Beach and Bay areas, La Jolla, University Towne Center, Mission Valley,
or North County coastal areas. Or, if you need help picking the best locations and keeping up with new properties,
give me a call or send me an email for a Property Request. Condominiums are popular beach options for all buyers,
whether it is your primary home or vacation home or rental investment property, there are plenty of opportunites. The
prices are at a premium, but so is the resale and appreciation. The beach areas generally keep their value due to the
demand, low inventory and great beach living style and San Diego attractions.

Condo ownership and management is different than owning a home. It takes some adaptation if your a
new owner. One of the key factors is knowing your management and the rules (CC&R's) of living in a small
community. If you own your own home, you pay for repairs and maintenance as you go, but in a Condominium you
have an annual operating budget and a reserve fund, which determines your monthly fees.

Condo Briefs

Some Condominium Notes:

HOA's have 45-60 days to send Proforma Budget (Civil Code 1365) upon request.
Annual Year-End Packages must include Letter, Budget, Reserve Summary, Collection
and Delinquency Policy, Rules of Enforcement, Fine Schedule, and Summary of Insurance
Coverage.
A HOA Board meeting announcement requires 4 days advance notice (posted or mailed).
The HOA has 30 days to provide the minutes of meetings.
Meeting minutes should show a concise record of decisions and reasons for making
them, not a recitation of a discussion of topics.
If your HOA income is over $75,000/year, you will need an audit every 3 years.
